Why are there no high-end shopping malls in Chinese university towns?

After the epidemic, the integration of industry and city based on university resources is becoming the focus of local policies again, and the development of commercial incremental projects and the operation of stock projects in the construction of corresponding new cities are gradually returning to the right track.

However, for many young people, the commercial facilities around the university town are always an unforgettable memory.

In the Ivy League school Stanford University, there is a large-scale high-end shopping center with Hermès and LV, which radiates to Stanford University Town and even the entire Silicon Valley. Even for a long time, this shopping center was operated and managed by the school.

In this issue, we start from the case of Stanford Shopping Center to rethink the business logic and innovation strategies of domestic university towns.

First, high-end businesses can also enter universities. How did Stanford achieve this?

Stanford Shopping Center is located in the center of the Bay Area Peninsula in Palo Alto, California, about 30 minutes away from San Jose and 40 minutes away from San Francisco. It belongs to the outlying area of the small city of Palo Alto and is surrounded by the sixth largest population concentration in the United States.

In 2010, the project achieved a sales efficiency of $1 per square meter, ranking second among shopping centers in the United States.

The project is adjacent to Stanford University, an Ivy League school, and the land ownership belongs to the school. From 1956 to 2002 years, Stanford University was the direct management and operator of the shopping center.

The overall area of the project is 28 million square meters, and the leasable area is 12. 5 million square meters. It is positioned as a high-end business and has an elegant environment. Consumers can not only buy first-tier international brands including Hermès, Louis Vuitton, Burberry, but also taste Michelin restaurants and global specialties. At the same time, Stanford Shopping Center has four high-end chain general merchandise, namely Bloomingdale's, Macy's, Neiman Marcus and Nordstrom.
